Pocket PIA

Pocket PIA is a Pocket PC version of the popular Property Investment Analysis (PIA) software.  It has been designed to give instant cash flow analysis information in the field to investors who might be reviewing a potential property investment.

While it does not have all of the features of the desktop versions of the software, you can do the basic cash flow analysis while recording all of the property information during investment safaris.  The files can then be uploaded on return and analysed in greater detail and reports produced using the desktop version of PIA.

It is so simple to use that once you have tailored it to your own personal settings, a full analysis can be obtained by entering just a couple of variables -- property price and rent.  Here is a simple guide to some of the things you can do.

Tapping on the Property value item in the interface invokes the dialog shown on the right.  This allows you to enter a property price and specify the value of any initial renovations that you might carry out as well as the cost of any furniture package.  If the market value is different to the amount paid, this can be specified as well.

On returning to the main interface, the property value will now be specified as well as many other variables the values of which have been calculated automatically based on the specified property price and default settings (that you can also specify to suit you situation).

Tapping the Rent item invokes the Rental Income dialog shown on the right.

Once the rent is entered, clicking OK returns to the main interface which now shows all the variables as well as the main results of the cash flow analysis and projections.

The results of this analysis for the given settings shows that in the first year, the property will cost around $7,492 or $144 per week (after tax). 

Over the first 10 years, the average cost of the property is about $139 per week with an internal rate of return of 14.68% and a net present value of $67,707.

To view the entire cash flow projections, choose the Cash Flows item in the Grahics menu.
